130 Lonsdale Street is a highly innovative 38 storey, 85,000 m2 commercial office development located at Wesley Place, Melbourne.
This unique building is located on the heritage precinct of the Wesley Church built in 1858.
Designed as a Smart Building and smart public realm from the ground up, 130 Lonsdale has combined exemplary architectural, sustainable, technological designs with frictionless user experiences to create a unique fusion of technology and arguably, Australia’s smartest building.
The 130 Lonsdale development consists of over 90 different technology scope items and 40 different technology systems connected via a smart building systems architecture that utilises open standards and open systems. At its core, is a cyber-secure, resilient gigabit IP backbone connecting to high-speed redundant Internet services that communicates to over 4,500 field devices used to manage, control, and monitor the building's complete performance.
This Smart Building utilises a scalable Open Data Integration platform that monitors over 67,400 streams of data, based upon on an average of over 9,000 samples per minute and over 12 million samples per day from all building systems ranging from mechanical, electrical, smart lighting control, hydraulic, fire and lift systems, to smart irrigation controllers, smart waste scales, smart key cabinet, digital parcel lockers, digital visitor and contractor management systems, fully integrated smart speed stiles, EV charging, car shufflers and a smart loading dock detection system.
The 130 Lonsdale building houses a building operation centre that not only manages the building but can also be used to digitally manage multiply buildings in the Wesley Place precinct. The operations team utilises a series of Building Information Dashboards fed by data gathered from each building system. Comprehensive Building Information Dashboards are fed by data gathered from each building system. An all-in-one smart building and precinct information app is available for all tenants and enables features such as seamless digital Mobile Access to all building entrance, lifts and EOT lockers.
This building was a finalist in the Property Council of Australia's 2022 Development Innovation Awards.
Meld Strategies was engaged by Charter Hall from Concept Design to Detailed Design to practical completion to design and deliver a Smart Building outcome. The project was a significant technological challenge and even more challenging was handed over at the height of the COVID-19 pandemic.
