GPO Exchange is an award winning commercial office 22 story, 24,500m2 development, located in Franklin St in the heart of the Adelaide CBD, that was designed as a Smart Building from inception. This building has won two prestigious national and international awards for its innovation.

The building was designed to support improved outcomes in sustainability, safety, security, resilience, control systems, networks, information processing and telecommunications. These outcomes were incorporated in order to improve the value of the asset, lower operational costs and to improve occupant comfort and user experience of operating, working or visiting the building.
GPO Exchange is uniquely located on a site surrounded by the rich architectural history of the adjacent Australian Post Office.
The site has already been recognised as significant by the Institute of Engineers as the location of Australia’s first overland telegraph from Adelaide to Darwin. The Post Office delivered the first telegraph messages from overseas in 1872. This development has continued the innovative legacy of this iconic location in Adelaide. The developer, Charter Hall positioned the building as follows.
“GPO Exchange sets a new benchmark for progressive workplace design and development innovation in Adelaide and is proudly Australia’s smartest commercial building.”
To achieve this claim, GPO Exchange was designed and developed to be a ‘game changer’ for the Smart City of Adelaide, designed to meet PCA-A grade requirements as well as 6 Star Green Star and NABERS Energy.
GPO Exchange was designed to be the city’s leading commercial office development and has attracted innovative tenant’s such as BHP and the Attorney General’s Department who were seeking the ultimate in workplace experience, amenity and design.
These key tenant organisations each had exacting expectations for a quality, modern and technologically advanced office building not seen in the Adelaide market before.
The technology vision established at the commencement of the GPO Exchange project was:
“To create Adelaide’s leading Smart Building. GPO Exchange will be an exemplary transformation of a historic site into a smart, contemporary, engaging workplace of the future that seamlessly interfaces with the Smart City of Adelaide."
With the technical achievements now realised, we believe that the technology vision for the project has not only been fulfilled but has been exceeded to become Australia’s smartest Commercial Office building.
From a controls system perspective, this building incorporates 25 separate building systems, to a single cyber-secure, resilient IP backbone. In addition to traditional services engineering systems, the building incorporated a range of non-traditional engineering systems for a commercial office building.
Core to the capabilities of this Smart Building is a scalable Open Data Integration Platform (OIP) that monitors 25 separate building systems using over 32,000 point definitions, over 500,000 data tags, and collects over 1,000,000 samples per day. The OIP collects all data in real-time, and enables independent system status validation, monitoring and the recording of historical trends.
